MISSION

To maintain and operate all buildings and other assets within the Chicago Public Schools while generating savings, improving the quality of service, and increasing the management quality of all assets.

 

GOALS

  • Install 10 new fire alarm systems.
  • Enlarge pre-qualified pool of contractors to more completely represent trades required to repair and maintain schools.
  • Negotiate contract for privatized engineer services at 18 schools constructed since 1996 and additional new schools.
  • Paint and mitigate lead based paint at 10 schools.
  • Institute custodial inspection program and associated database; establish a baseline of the cleanliness of school buildings to better ascertain base needs, staff training needs, supplies and equipment requirements and how best to direct highest and best use of privatized services.
  • Negotiate Property Advisor contracts more specifically defining responsibilities and staffing qualifications.

 

ACCOMPLISHMENTS

  • Re-negotiated custodial contracts to save $1.4 million annually.
  • 11 CPS graduates completed the Apprentice Engineers Program and obtained engineer licenses to work in CPS schools.
  • Provided custodial/engineering support to 36 Park District Programs.
  • Reduced processing invoices and payments to vendors from 10 to 15 days to within 8 days.
  • Processed and paid over 6,400 Capital Improvement Program invoices totaling more than $195.2 million.
  • Replace fire alarm systems with state-of-the-art annunciated systems in 22 schools.
  • Completed interior painting, lead abatement, and fire code projects at 62 schools.
  • Painted and lead abated 88 kitchens and serveries and completed floor refinishing projects at 21 schools.
  • Pre-qualified contractors providing services and materials for repair program, including integration of Oracle and work order computer systems in conjunction with other CPS Departments. This enables timely project initiation and completion.
  • Renegotiated Property Advisor contracts and reduced annual costs by $165,000.
  • Instituted a facility inspection program and associated database and established a baseline of the condition of school buildings in order to better ascertain base needs and how best to direct repair funding.
